Large Deposit Mortgage Alaska: Source Funds

A large deposit mortgage in Alaska file dies in underwriting when a lump of cash appears on the bank statement and nobody can prove where it came from. The Permanent Fund Dividend, a fish settlement, a Slope bonus, or a tax refund can all be usable funds. An unsourced wire that looks like a loan cannot.

Fannie Mae’s Selling Guide (B3-4.2-02) defines a large deposit as a single deposit that exceeds 50% of total monthly qualifying income. On a purchase, if those funds are needed for down payment, closing costs, or reserves, the lender must document an acceptable source. If only part of the deposit is sourced, the unsourced remainder is what gets measured against the 50% test. Unsourced dollars are deducted from usable assets. Refinance files are looser on sourcing, but borrowed money still has to show up as a liability.

FHA and VA files ask the same common-sense question even when the percentage test is worded differently: is this money yours, seasoned, and not a hidden loan?

Why Alaska Statements Look “Lumpy”

Lower 48 underwriting manuals assume payroll ACH and the occasional tax refund. Alaska statements look different.

PFD. The Alaska Department of Revenue PFD Division set the 2025 Permanent Fund Dividend at $1,000 per eligible applicant and reported 618,863 paid applications. A household of four can show a $4,000 deposit in one week. That is a large deposit on many first-time-buyer incomes. It is also a documented state payment—if you keep the PFD portal printout and the deposit description.

Fish settlements. Crew shares, tender settlements, and processor bonuses hit in uneven weeks. A $12,000 settlement after Bristol Bay or a Southeast seine season is normal. To an underwriter in another time zone it looks like a mystery wire unless you attach the settlement sheet, 1099, or processor letter.

Bonuses and hitch pay. Oil, mining, and construction bonuses are often annual or hitch-based. The pay stub or bonus letter has to match the deposit date and amount.

Gifts. A parent wiring earnest money is a gift file, not a “large deposit we will explain later.” Use the Alaska gift funds path and a gift letter.

PFD as down payment. If the plan is to apply the dividend toward cash to close, also read using your PFD for a down payment.

The 50% Test in Plain Numbers

Fannie’s own example uses $4,000 monthly qualifying income. A deposit over $2,000 is a large deposit. If $2,500 of a $3,000 deposit is a documented tax refund, the unsourced $500 is 12.5% of income and is not a large deposit. If only $500 is documented, the unsourced $2,500 is 63% of income and gets carved out of the account.

Run your own version with Alaska pay:

  • Teacher in Juneau, $5,500/month qualifying income → large-deposit tripwire at $2,750
  • Two PFDs totaling $2,000 → under the tripwire for that income, but still worth documenting
  • Four PFDs totaling $4,000 → over the tripwire; source them
  • Crew share $9,000 → almost always a large deposit; attach the settlement

Do not average three small transfers to hide one large one. Underwriters read the statement.

How to Source the Deposit Before You Apply

Build a packet the same week the money lands:

  1. Bank statement showing the deposit, the account holder, and the ending balance.
  2. Source document that matches amount and date: PFD payment record, processor settlement, bonus letter, sale of an asset, or payroll.
  3. Paper trail if it hopped accounts. A PFD that hit Credit Union A and was transferred to Bank B needs both statements. Underwriters lose transfers.
  4. Written explanation in one paragraph. “2025 PFD for four household members, $1,000 each, deposited October XX” is enough when the portal printout matches.

If you sold a skiff, a snowmachine, or a truck to raise cash, keep the bill of sale, title transfer, and the buyer’s payment. “I sold some stuff” is not a source.

If a relative “loaned” the money and you plan to pay it back, that is debt. Disclose it. Hiding a family loan inside a large deposit is how files get denied late.

What Underwriters Are Guarding Against

Sourcing is not bureaucracy for its own sake. The investor wants to know the cash is not:

  • An undisclosed personal loan (which would change DTI)
  • Someone else’s money parked in your account
  • Proceeds of an asset you no longer own without a trail
  • A cash business deposit that should have been on tax returns

Alaska cash culture (cash crew pay, cash equipment sales) is real. It is also the hardest to source. If you can take payment by check or documented transfer, do that before you start a purchase file.

Juneau and Southeast buyers often combine a PFD deposit with a fishing settlement in the same 60-day statement window. Source each deposit. One clean PFD printout does not explain the other wire.

Timing: When to Move the Money

Fannie typically wants two full months of statements on a purchase. That means the deposit you care about should already be explained on those pages, not arriving the week of Clear to Close.

Practical sequence:

  • Deposit lands
  • You download the source the same day
  • You stop moving money between accounts unless you keep both statements
  • You apply

Last-minute “seasoning” transfers from a spouse’s account, a business account, or Venmo friends will generate more conditions. If the money is in a business account, you may need to prove access and that pulling it does not hobble the company—especially on a K-1 income file.

Refinance purchases of cash at closing are a different conversation. Large deposits on a refinance still get questions if they look borrowed.

You may have enough funds once the unsourced piece is carved out—or you may need a gift or a smaller down payment. That is a math problem. It is not a reason to invent a source.

Frequently Asked Questions

Does every PFD deposit need to be sourced on an Alaska mortgage?

If the deposit exceeds the large-deposit threshold (Fannie: 50% of monthly qualifying income) and you need those funds to close a purchase, yes—document it. Even when it is under the threshold, a one-page PFD record is cheap insurance.

Can I use cash I kept at home after a fishing season?

Cash that never hit a statement is the hardest asset to use. Lenders need a documented source and a trail into the bank. Depositing a shoebox the week you write an offer often creates a large deposit you cannot source in time.

What if my processor paid me in multiple small deposits?

Underwriters still look at the pattern. Keep the settlement that ties the series of deposits to one season. Do not rely on the word “payroll” in the memo line if the payer is a tender, not your W-2 employer.

Are crypto or gold sales treated as large deposits?

Proceeds that hit the checking account as dollars are still deposits. Fannie has separate virtual-currency guidance. Expect to document the sale, the account, and the transfer. Plan extra time.

Will sourcing a large deposit delay closing?

It delays closing when the source is requested late. Bring the packet on day one. Premier Mortgage (NMLS# 1168048) can tell you whether the deposit is usable before you spend earnest money you cannot recover.
