FHA to Conventional Refinance Alaska Guide

An FHA to conventional refinance Alaska move is usually about one line item: FHA annual MIP that often lasts for the life of a high-LTV FHA loan, versus conventional PMI that is built to cancel once you have enough equity. You may qualify when the new conventional LTV, credit, DTI, and property meet Fannie or Freddie rules — and when the new payment plus closing costs beats staying in FHA. This is not an FHA streamline. It is a full refinance into a different insurance regime.

Alaska Home HQ is not a lender. Rates vary. Every refinance is subject to credit approval. We will not quote a note rate.

FHA to Conventional Refinance Alaska: Why People Leave MIP

FHA is a purchase tool: 3.5% down and flexible underwriting. The ongoing cost is MIP. HUD’s single-family program charges an upfront premium plus an annual premium. For many purchase loans originated above a high LTV threshold, annual MIP continues for the life of the loan unless you refinance out or pay the loan off. That is the structural difference from conventional PMI, which federal cancellation rules generally allow the borrower to request around 80% of original value and require the servicer to terminate at 78% if the loan is current.

If you bought in Anchorage or the Mat-Su with FHA and have since paid down principal, added a garage, or ridden a stronger neighborhood comp set, a conventional refinance can be the way MIP ends. If you still have thin equity, FHA streamline (same insurance family) may be the cheaper rate move without solving MIP. Compare FHA streamline and when refinance makes sense.

LTV, Credit, and What “Enough Equity” Means

Conventional automated underwriting wants a story FHA already approved once — plus a value that supports the new LTV.

Rough planning bands (lender overlays can be tighter):

  • At or under 80% LTV on a new appraisal: you may qualify for conventional without monthly PMI
  • Above 80% LTV: conventional is still possible with PMI, which you can later cancel — the question is whether that PMI plus the new rate beats remaining FHA MIP
  • High DTI or recent credit events: FHA may still be the loan that exists. Do not force conventional for the brand name

We do not discuss credit scores below 580. Conventional refinance desks typically want a stronger conventional profile than the FHA purchase that got you into the house. Ask for a findings run, not a guess from a blog.

Cash-out versus rate-and-term matters. A no-cash-out conventional refinance to kill MIP is a different LTV box than pulling money for a roof. See cash-out limits if you need both.

Alaska High-Cost Conforming Limits

You cannot refinance into a conventional loan larger than the applicable FHFA conforming (or high-balance) limit unless you go jumbo.

FHFA’s current published framework sets the national one-unit baseline at $832,750 and states that for Alaska, Hawaii, Guam, and the U.S. Virgin Islands the one-unit baseline is $1,249,125, with a higher statutory ceiling where values support it (FHFA 2026 CLL announcement). Most owner-occupied FHA balances in Alaska sit under that Alaska baseline. The files that break it are jumbo purchases that should not have been FHA in the first place, or large cash-out attempts.

FHA has its own forward limits (HUD publishes floor/ceiling and special-exception treatment for Alaska). Leaving FHA does not mean you keep the FHA limit. You take the conventional limit.

Confirm the current published FHFA county table for your borough before you lock a jumbo conversation you do not need.

Break-Even Math (No Rate Quotes)

You need two Loan Estimates on the same day: stay-FHA (streamline or no action) versus conventional refinance.

Add:

  • Closing costs and prepaid interest
  • Any discount points (optional)
  • Monthly MIP versus monthly PMI (or none)
  • How many months you expect to keep the loan
  • Whether you will request PMI cancellation at 80% later

If you move in two years, a costly conventional close can lose to staying put. If you will hold seven years with life-of-loan MIP, conventional often wins even when the note rate is not the lowest sticker in town. Use our refinance break-even logic, not a social-media “FHA is always more expensive” line.

Seasoning: some conventional investors want time on the FHA note or time in title. FHA streamline has its own clocks. Ask before you spend appraisal money.

Property Issues That Stall the Switch

A conventional appraiser can fail what FHA already insured.

  • Well and septic must still satisfy Alaska DEC (18 AAC 72), including commonly applied 100-foot well-to-tank/field horizontal separation — state law, not a HUD pamphlet.
  • Condos need a warrantable project. An FHA-approved project is not automatically conventional-warrantable.
  • Unconventional heat or foundations can push you back toward FHA or a state nonconforming product. AHFC refinance options are state programs. Premier Mortgage (NMLS# 1168048) does not originate AHFC.

If the house has gotten odder since purchase (unpermitted ADU, failed septic), fix the property or stay in the loan that already closed.

How to Run the File

  1. Pull your current FHA unpaid principal, MIP certificate language, and a rough value from recent neighborhood sales — not Zillow theater.
  2. Ask for conventional rate-and-term findings and a same-day FHA streamline comparison.
  3. Order the conventional appraisal only after findings look like a real payment win.
  4. Do not take cash out “while we’re at it” unless the LTV still kills MIP or you have modeled the extra cost.

Frequently Asked Questions

When can I refinance from FHA to conventional in Alaska?

When a new conventional loan meets LTV, credit, DTI, occupancy, and property rules and the five-year cost beats staying in FHA. There is no single statewide month-count that guarantees approval. Some investors add seasoning overlays. Ask for findings before you pay for an appraisal.

Will I have PMI after I leave FHA?

If the new conventional LTV is above 80% of the current appraised value, usually yes. That PMI is designed to be cancellable later. If you are at or under 80% LTV, you may have no monthly mortgage insurance at all. That is the typical reason to make the switch.

Is an FHA streamline better than switching to conventional?

Streamline can be cheaper to execute and may lower the payment without a full appraisal, but it generally keeps you in FHA MIP. If MIP is the problem, streamline is the wrong tool. If rate is the only problem and equity is thin, streamline may win.

Do Alaska’s high conforming limits help an FHA-to-conventional refinance?

They help only if your new conventional balance would have exceeded the Lower 48 baseline. FHFA publishes a higher Alaska baseline (currently $1,249,125 for one unit at the statutory Alaska floor). Most FHA balances are under that. Limits do not repair a low appraisal or a high DTI.

Can I use AHFC to refinance out of FHA?

AHFC has refinance and streamline options as state programs through approved lenders. Premier Mortgage (NMLS# 1168048) does not originate AHFC. Price a conventional refinance with Premier if you want a non-AHFC comparison. Do not assume a state reservation is the MIP exit.
